Level 7 Fitout
The vision
3PM have recently been appointed by Imperial College London ThinkSpace to assist in the next phase of works at the I-Hub building on the White City Campus. The project is in response to increased and ongoing demand for incubator and accelerator laboratory space, following successful completion of laboratory fit-outs to levels 2 and 3.
With 12,000sqft of a single floorplate, the space provides a great opportunity for the design of R&D accelerator space (containment level 2, with potential upgrade to containment level 3) with dedicated building services, along side administrative and support space.
The incoming tenant has a tight occupation programme to allow R&D activities to commence in Q3 2021. 3PM have developed the delivery strategies to achieve this, including a condensed briefing and design stage and fast track procurement strategy.
We have also assisted the ThinkSpace team to develop the Project Initiation Document (PID) during the project pre-start phase, with successful completion within a successful remote working arrangement including consultation with the project consultant team and internal ICL Business Development & Finance departments.
Our Role
We have recently been appointed as Project Manager and Employer’s Agent for the Level 7 project, joining the project at its inception and currently delivering project pre-start services prior to full funding approval.
This role includes the preparation of the Project Initiation Document (PID) for project funding, and establishment of the project governance strategies. This includes initial procurement strategic advice and design & briefing strategies with the incoming tenant.
Our role has already been extended to assist ThinkSpace to solve some existing issues with the basebuild chilled and hot water systems.
